Tenancy Guide

Finding the right rental property can be a daunting process, but it doesn’t have to be.

We make the process easy, please read through our guide below and get in touch if you are looking to rent in West or South-West London.

1. Begin the search

First things first, consider what type of property you want. How many beds do you need? How many beds do you want? What areas would you be happy living in? How close to a tube or school do you need to be? Once you have weighed up these options, separate the ‘must haves’ - the things that you will not compromise on - from factors that are less important to you.

The next step is to begin the search, which can be an intimidating process. The Internet is crowded with property search engines and the London housing market moves so fast, that much of what is online has already been let by the time you contact the relevant agent. 2. View a property

We advertise our properties on Rightmove, On the Market.com, Gumtree and, of course, our Website. You are able to send us a direct message from any of those portals should you wish to arrange a viewing. Alternatively, you can call us on 0208 749060 and speak to a member of our dedicated lettings team.

Once a viewing has been arranged and conducted, we will negotiate with the landlord on your behalf and with your best interests in mind. Should you need any special requirements, such as furniture changes or refurbishments, we will do all we can to outline your requests to the landlord.

If you are happy with the property and the move in date is agreeable to both parties, then we can move onto the next stage.

3. Place a holding deposit

To confirm your interest in a property and ensure that it has been taken off the market, and to avoid other prospective tenants from getting in there first, we require a holding deposit. The Amount depends on the rent and moving date. A holding deposit will be deducted from moving in funds. Once the payment is completed you will receive a signed receipt.

4. Take References

We will then ask for references from each tenant, and will require:

- Completed application form that gives us details of your current employment and landlord situation, your address and contact details ect.
- In most cases, we use a professional referencing company to carry out credit and reference checks.
- A proof of address, typically a bank statement dated within the last three months.
- Work Ref.
- Pay slips for proof of employment.
- An original passport copy or residency permit.
- Landlord Ref.

5. Accept the offer

Once the referencing process is completed, we will set about fulfilling any special requirements that were agreed upon and prepare the Tenancy Agreement for the final signature. At this point, the balance of rent and deposit must be paid in full. An inventory will be completed prior to your move in date.

In order for the keys to be handed over the tenancy all tenants must have signed agreement and all tenants must sign the prescribed information relating to the deposit paid on the property.

Upon receiving the keys and entering the property, you will receive a full inventory of the property. It is advisable that you read through the inventory thoroughly and then check the home for any minor details that you feel require attention. You must then sign the inventory and post/hand deliver it back to our office, ideally within seven days of moving in.

Rent is due on the same day of each month. If we do not collect the rent ourselves, on behalf of the landlord, we will provide you with all the necessary bank details.
